What is an additional Insured?
A person or organization not automatically included as an insured under an insurance policy who is included or added as an insured under the policy at the request of the named insured. A named insured may be required to add an additional insured to their policy because of a desire to protect the other party because of a close relationship with that party. An example would be a tenant listing their landlord as an additional insured due to the requirement in their leases to do so. Another reason would be a contractor who is required to add a general contractor as an additional insured due to their contract with another contractor.
What are the requirements of my policy for the insured sub contractors I use
Most insurance companies require the following for all of your insured sub contractors that you use:
1. The sub contractor must name you as an additional insured on their general liability policy.
2. The sub contractor must carry equal "occurrence" limits to your policy.
3. You must have the sub contractor sign a "hold harmless" agreement. Click here to see a sample.
4. You must maintain copies of the Acord 25 - certificate of insurance in your records. I suggest that you obtain copies directly
from your sub contractors' insurance agent or company.
